What an EnerGuide rating measures and what the number means
An EnerGuide rating is a score out of 100 for a whole house, produced by a certified energy advisor who inspects the home and runs a software model of it. Natural Resources Canada sets the framework, the labels and the quality control behind those evaluations.
A new house built to a modern code typically lands in the 80s or low 90s. An older house with original insulation, single-pane windows and a mid-efficiency furnace often sits in the 40s or 50s. A score of 0 represents a house with no meaningful efficiency measures at all.
The number is not a bill forecast. It is a relative measure of how the house performs as a system, so two homes with the same score can have different utility costs if one is in Vancouver and the other in Winnipeg.
That is why the report pairs the rating with modelled energy use, usually broken into space heating, water heating, ventilation, lighting and appliances. Those lines show where the energy actually goes.
Gigajoules are the unit you will see most often in the report. One gigajoule is roughly the energy in 27 litres of gasoline, which helps when you compare a furnace line against a water heater line.
What the rating does not capture matters too. It says little about comfort complaints, moisture problems or the age of equipment, all of which affect what you should fix first.

The blower door test and airtightness figures explained
A blower door test measures how much air leaks through the envelope of the house. A technician mounts a calibrated fan in an exterior door, depressurizes the house and records the airflow needed to hold a set pressure difference.
The result is reported as air changes per hour at 50 pascals, written ACH50. It answers a simple question: how many times per hour would the entire volume of indoor air be replaced through leaks at that pressure?
Older Canadian houses commonly land between 4 and 8 ACH50. A well-sealed modern house is often under 3, and highly airtight builds go below 1.5. The lower the figure, the less conditioned air escapes.
Airtightness figures are the most useful single number in the report for sequencing decisions. A leaky house loses heat through the envelope faster than a heat pump can replace it efficiently, so the equipment runs harder and longer.
Leakage also drives comfort problems. Cold floors, drafts near outlets and uneven room temperatures usually trace back to air movement rather than to the furnace or boiler.
The test is repeated after air sealing work. That second blower door test is what demonstrates the improvement, and it is often required for grant claims tied to envelope measures.
One caution: airtightening a house changes how it handles moisture and combustion air. Any plan that pushes ACH50 down sharply should include ventilation review, especially where a natural-draft gas appliance remains in place.
How to read the report before you sequence any work
The report is a modelling document, so it rewards careful reading rather than skimming. Start with the rating and the ACH50 figure, then move to the end-use breakdown.
Look for the improvement table. Most reports list recommended measures with a modelled rating gain and an estimated cost for each. That table is the raw material for ranking electrification projects by urgency and payback.
Check the assumptions. The model uses a set of utility rates, thermostat settings and occupancy patterns. If your household runs warmer, works from home or heats a basement that the model treats as unconditioned, the numbers will drift.
Note what the advisor flagged as health and safety items. These are not optional upgrades, and they can change the order of everything else.

Attic insulation is often the cheapest gain per dollar, particularly in older Ontario and Prairie homes where the attic was topped up decades ago. Basement and crawlspace insulation follows where the report shows high losses.

Cold-climate heat pumps now carry rated capacity well below freezing, and they are common in British Columbia, Quebec and the Atlantic provinces. Sizing still depends on the load the envelope leaves behind.
Water heating is a separate decision. A heat pump water heater works well in a basement with headroom and mild ambient temperatures, but it cools the space around it, which matters in a finished basement.

A worked example makes the logic concrete. Suppose a 1965 Toronto bungalow scores 48 with 6.5 ACH50. The report shows space heating as the dominant end use.
A staged plan would air seal and top up attic insulation first, then re-test. If the rating rises and ACH50 falls to about 3, the next step is a cold-climate heat pump sized to the new load, followed later by a heat pump water heater.
A different house gives a different answer. A 1998 Halifax home already at 2.5 ACH50 with decent insulation may gain little from more envelope work, so the heat pump and water heater move to the front.
That is the point of the report: it tells you which house you have, not which upgrades are fashionable.
Qualifying for NRCan grants with an EnerGuide evaluation
Federal grant programs have been built around EnerGuide evaluations for years, and the pattern is consistent. You complete a pre-retrofit evaluation, do the work, then complete a post-retrofit evaluation.
The pre-retrofit report establishes the baseline and lists eligible measures. The post-retrofit report proves what was installed and how the house performed afterward. Both are typically required before any money moves.
