How local installers actually run an electrification job

What happens between the first site visit and final inspection, which trades own which tasks, and the paperwork that decides whether the job closes cleanly.

Homeowners tend to picture one contractor doing one job. An electrification project is more often three trades taking turns, coordinated either by a general contractor, by the HVAC company, or by nobody. Knowing which arrangement you have bought is the difference between a two-week project and a two-month one.

Who does what

A typical whole-system replacement splits roughly like this:

  • The HVAC contractor performs the load calculation, sizes and installs the equipment, sets refrigerant charge and airflow, and commissions the controls.
  • The electrician runs the new circuit, adds or replaces the panel where needed, and handles anything at the service.
  • A plumber appears where condensate, water heating or gas decommissioning is involved.
  • The utility appears only where the service itself changes.

Each of those trades pulls its own permit in most jurisdictions, and each is inspected separately. Panel work, service upgrades and new branch circuits are licensed electrical work everywhere in the United States, whatever a low bid implies.

What a real site visit produces

A number quoted over the phone from a photograph is a guess. A proper visit measures the house, inspects the panel and existing distribution, checks clearances and drainage, and produces a load calculation. It should also produce a written scope listing what is included and, just as importantly, what is not.

The industry has structures for this. The Department of Energy's Better Buildings Residential Network exists to connect the programs, utilities and contractors doing residential upgrade work and to circulate practices that hold up in the field. Program-affiliated contractors are not automatically better, but a company that participates in structured quality assurance has agreed to be checked.

Reading a quote properly

Three quotes for the same house often differ by more than the equipment. Compare them line by line:

A quote missing the permit line is not cheaper. It is incomplete, and the cost reappears later, sometimes at resale.

Where the schedule really goes

Delays cluster in predictable places: utility scheduling for a service change, inspection availability, and equipment lead times. Ask for the expected sequence in writing, with the dependencies named, and ask what happens to the house between demolition and commissioning if a step slips. A heating replacement started in December with a two-week gap in the middle is a different project from the one that was sold.

Common questions

Can one company do the whole job? Some hold both HVAC and electrical licenses, or subcontract the electrical work. Ask which, and get the subcontractor named.

Do I need to be home for the inspection? Usually someone must provide access. Confirm who schedules it and who meets the inspector.

What if the contractor says no permit is needed? Verify with your local building department rather than the contractor. Permit requirements are set locally.

How many quotes should I get? Enough to compare scope rather than price alone. Three is a common working number for a major replacement.
